Nếu cách đây 1-2 tháng, đất nền tại Q.9 liên tục tăng giá, hoạt động mua bán diễn ra nhộn nhịp trong giới đầu tư thì hiện tại đã có dấu hiệu chững lại. Nhiều NĐT bắt đầu muốn “thoát hàng”.
Theo khảo sát thực tế từ thị trường, đất nền thứ cấp tại khu vực P.Long Trường, P.Phú Hữu, P.Long Phước… không còn tăng giá “chóng mặt” như cách đây vài tuần. Các nền bán ra đã đã có dấu hiệu giữ giá, ít tăng và cũng ít người hỏi mua hơn. Tình trạng người người đi xem đất, chốt cọc, công chứng trong ngày không ồ ạt như trước mà chỉ còn diễn ra ở một số nền thứ cấp có vị trí đẹp.
Theo các môi giới khu vực, hiện nhiều NĐT lướt sóng cùng lúc đẩy hàng, trong khi người mua “giãn” hơn nên việc chốt sản phẩm không còn dễ dàng như trước. Đặc biệt, đối với đất phân lô chưa ra sổ – loại hình được khá nhiều NĐT ưa chuộng vì có thể bán chênh cao khi đã có sổ thì hiện cũng rơi vào hoàn cảnh khó đẩy hàng bởi hoạt động mua đi bán lại từ NĐT thứ cấp đã “giảm nhiệt”.
Trong khi đó, thị trường nhà đất tại Q.12, huyện Bình Chánh, Nhà Bè cũng có dấu hiệu chững lại khi người bán ra nhiều nhưng người mua khá ít. Theo khảo sát từ thực tế, các nền đất thổ cư tại đường Nguyễn Văn Tạo, Đào Sư Tích, Lê Văn Lương (Nhà Bè) bán ra chậm hơn so với cách đây 2 tháng.
Tương tự, đất nền phân lô tại đường Trần Đại Nghĩa, Tỉnh lộ 10, Võ Văn Vân (huyện Bình Chánh) lượng hàng môi giới chào bán ra khá nhiều nhưng giao dịch không đáng kể. Trước đó 3-4 tháng, hoạt động mua bán đất tại đây còn diễn ra khá sôi động.
Đại diện một sàn phân phối đất nền có trụ sở tại đường Nguyễn Duy Trinh, P.Phú Hữu, Q.9 cho hay, khoảng 1 tuần nay, nguồn hàng NĐT gửi sàn bán lại khá nhiều nhưng giao dịch chỉ đạt từ 2-3 nền/ngày.
Trong khi khoảng 2 tuần trước, mua bán nhộn nhịp, giao dịch thành công có thể lên đến 6-8 nền/ngày. Nói về sự sụt giảm, đại diện này cho hay, nhiều NĐT lo ngại thị trường “chững lại” sau thời gian sốt nóng nên đồng loạt gửi bán lại hưởng chênh. Nếu trước đó thị trường diễn biến theo hướng: người mua nhiều – nguồn hàng ít, thì hiện tại ngược lại, hàng NĐT ra nhiều nhưng ít người hỏi mua.
Ngăn chặn kịp thời, tránh rủi ro
Nguyên nhân chính khiến thị trường đất nền ngoại thành Tp.HCM có dấu hiệu giảm nhiệt hơn so với 1-2 tháng trước được cho là, các tổ chức tín dụng đã vào cuộc tăng lãi suất, siết tín dụng đối với lĩnh vực vay – mua BĐS. Trong đó nhiều ngân hàng có động thái tăng lãi suất vay lên 1-2%/năm; giảm tỉ lệ vay từ 60-70% xuống dưới 50%.
Ngoài ra, các nền thứ cấp mua bán ồ ạt trước đó đã bị đẩy giá lên quá cao khiến người mua thực không thể tiếp cận cũng là nguyên nhân làm thị trường chậm lại. Thực tế cho thấy, hiện tại, nhiều NĐT rất khó đẩy giá lên cao hơn vì nhu cầu đã chững, thậm chí khó thoát được hàng do hoạt động mua đi bán lại giảm nhiệt.
Chuyên gia BĐS độc lập Phan Công Chánh cho rằng, nếu đất nền diễn biến theo hướng liên tục tăng giá trong khoảng thời gian ngắn thì hệ lụy để lại vô cùng nghiêm trọng. Thị trường sẽ không bao giờ xác định được giá trị thực của miếng đất, người dân có đất lại đi “làm thuê” trên chính mảnh đất của mình và đặc biệt ước mơ an cư trở nên xa vời với rất nhiều người. Do đó, cần có các biện pháp ngăn chặn kịp thời ở giai đoạn này để thị trường phát triển bền vững.
Bà Trần Thị Cẩm, Tổng Giám đốc Công ty CP Dịch vụ BĐS Eximland (EXIMRS) đồng quan điểm: “Cần có biện pháp “dập” cơn sốt đất nền tại Tp.HCM ở thời điểm này vì rủi ro mang đến sẽ rất lớn cho thị trường. Cả người mua thực lẫn NĐT cuối cùng phải gánh chịu hậu quả sau cơn sốt. Đặc biệt, sự méo mó hạ tầng, cảnh quan đô thị sẽ là bài học đắt giá cho thị trường như trước đó đã diễn ra.
Ông Lê Hoàng Châu, Chủ tịch Hiệp hội BĐS Tp.HCM, chắc chắn thời gian tới chính quyền TP sẽ có biện pháp ngăn chặn kịp thời những mặt trái của cơn sốt nhằm giúp thị trường ổn định. Tuy nhiên, theo ghi nhận thực tế thì các biện pháp chính quyền đưa ra suốt thời gian qua chỉ mang tính chất tạm thời, chưa ngăn chặn tình trạng sốt đất tái diễn. Rủi ro vì thế càng về sau càng rõ nét hơn.
